The first of its kind in Bali, OXO Townhouses Umalas started as a humble effort to design a home and lifestyle that is effortless everything you need and nothing you don’t. The result is a group of iconic townhouses, combining European standards of living with the raw beauty of tropical lifestyle. It all started in Umalas, a lesser-known area in urban Bali where many expats, families and long-term residents prefer, and has now grown to other locations due to popularity of our signature urban tropical design.

Around the stay

Spaces

Umalas is where Bali lives rather than visits, and these townhouses are built for that. Two storeys and 130 square metres, a plunge pool, parking at the door and a mezzanine that doubles as a third bedroom. The spaces, in order.

Living Room

DOUBLE HEIGHT, OPEN SIDED

Double height ceilings and a glass wall that slides away. The living room runs straight out to the deck, so the ground floor feels larger than its footprint. Cooler in the afternoon, too.

Open Plan Kitchen

FOR LONGER STAYS

Built for guests who stay a while. Induction hob, oven, fridge freezer and proper storage in custom teak cabinetry, with the minibar stocked on arrival. Umalas does organic groceries well, so use it.

Pool and Deck

QUIET WATER

Your own plunge pool and garden deck, walled and planted rather than fenced. On a cul de sac, the only sound is the water. Swim before the school run or after the last call.

Mezzanine

THE THIRD ROOM

The plus one in two plus one. The mezzanine looks over the double height living room and does three jobs: long desk for work, smart TV for evenings, and a sofa bed for the fifth and sixth guest.

Bedrooms

ONE PER FLOOR

One bedroom on each floor. The lower one slides open onto its own zen garden, the upper one sits in the trees with an ensuite behind the door. Queen beds, built in teak wardrobes, and proper quiet.

Bathrooms

MARBLE, TWO WAYS

Two bathrooms, one per floor. The upper is ensuite to the upper bedroom, pale marble and a rain shower. The lower goes darker, with the same fixtures, and serves the lower bedroom and the sofa bed.

Entrance

PARK AT THE DOOR

A gated street, a cul de sac, and your car parked at your own front door. Through the gate you are on the pool deck, not in a hallway. Neighbours are residents, not other guests.

ON REQUEST, AT HOME

Book a chef and the show kitchen earns its name. Dinner for two or a table for eight, menu agreed in advance, shopping done, kitchen left cleaner than you found it. You only have to sit down.

Assisted Stretching

STRETCHR, AT HOME

Stretchr comes to the house. A practitioner moves you through a full assisted stretch on the deck, which is what a body wants after sixteen hours in economy. Book it for the morning after you land.

Aqua Bike

IN YOUR POOL

A bike that lives underwater. Pedal in your own pool for the cardio without the sweat, the heat or anyone watching. Rented by the day and set up before you get in. Private pools only.

Home Gym

DELIVERED, NOT DOWNSTAIRS

Weights, a mat, a bench and bands, delivered to your door so the morning session happens before the coffee instead of after a scooter ride. Ask when you book; it stays for your whole stay.

Coworking

ON THE HOUSE

A desk at OXO The Factory, our coworking space in Canggu, comes with every stay. Fast internet, meeting rooms, coffee that is taken seriously, and other people working so you do too. No day pass, no charge.

Extra Bed

ROOM FOR TWO MORE | 2 BEDROOM UNITS

The mezzanine sofa pulls out into a proper bed, which takes a two bedroom unit from four guests to six. Made up before you arrive, with its own linen and towels. Ask for it when you book.

Motorbike Rental

TWO WHEELS, SORTED

A scooter at the gate from the day you arrive, with helmets, a full tank and the paperwork done. Canggu, Berawa and the beach are all easier on two wheels. Book it with the room.

Wellness

THE LONGEVITY STARTER | ECOVERSE

Seven nights at Ecoverse, measured rather than guessed: a 60 marker blood panel, sleep, glucose and VO2 max, read by a physician and turned into a plan you take home. Not a spa week. A starting point.
