Aussie join the rush for a stake in treasured island's 'lush green paradise'

The 40 freestanding villas comprising OXO The Residences the development near Bali’s sacred Tanah Lot completely sold out on launch day to an eclectic mix of international and local buyers.

OXO developer Johannes Weissenbaeck says he was thrilled with the result, adding that 20 percent of the buyers were Australians.

Villa prices started at $US500,000 ($750,000) for a three-bedroom two-bathroom villa with a pool and car parking. Prices rose to $1.5m for larger houses with up to five bedrooms and positioned on bigger plots of land.

The estate, located near pristine Nyanyi Beach and just past the bustling village of Canggu, is more than one hour’s drive from Ngurah Rai Airport – depending on the traffic The Residences are designed by acclaimed German architect Alexis Dornier who specialises in contemporary architecture with a tropical spin.

There is a power to the Bali brand, architecture has to reflect that, “Dornier says of the project. “There’s so much inspiration from the artisans on this island.” 

Each of the OXO villas has its own swimming pool and outdoor shower, shaded, landscaped gardens, canopies and fire pit, with villa land sizes ranging from 298sq m to 648sq m. Villa building sizes range from 184sq m to 280sq m.

Buyers were able to purchase by establishing a foreign direct investment company, with a set up cost of about $4500

OXO’s The Residences villas are in walking distance to the Russian-backed Nuanu Creative City, a project spanning 44ha that includes a boutique hotel, presently under construction, and schools for child and adult learning. Also on site are cultural, education, hospitality and entertainment facilities, such as the cliffside Luna Beach Club perched above the natural beauty of Nyanyi Beach.

Completion of OXO Living’s The Residences is expected by the third quarter of 2026 Weissenbaeck stresses the villas are pitched at both owner-occupiers and investors.

“By itself, Nyanyi emerges as a lush green paradise, enticing those yearning for tranquillity on the island.” says the chief executive of OXO Living, which employs 50 staff. 

OXO has other Bali projects on the go, and among those up for sale now are the OXO Townhouses Umalas, which start from $US290,000 for a two-bedroom, two-bathroom townhouse including parking for one car on a 30-year leasehold.

The OXO Nova development in Canggu consists of four luxury, mid-century style villas with prices ranging from $US436,000 on a 30-year leasehold, with the option to extend the leasehold for a further 20 years.
